Commercial buy to let mortgage lender will need a tenant occupied property or there must be a tenant already signed up ready to occupy the property.
The lending decision will depend on the borrower, including their net asset position as well as their experience of owning and letting property. The lenders we approach depends on the tenant and the length of the lease including any break clauses.
High street commercial buy to let mortgage lenders will typically need to see a strong tenancy, normally on a minimum of 10 year lease or more. If there is a tenant with a lease which is less than 3 or sometimes 5 years then a strong business case needs to be made for lenders to provide the funding.
When the high street mortgage lender are not willing to lend or if you only want the borrowing on an interest only basis then we would approach one of our niche lenders or those lenders who only deal with brokers.
